1. Sponsor

This sweepstakes (“Promotion”) is sponsored by FulHouse, Address (“Sponsor”).

2. Eligibility

Open only to legal residents of the 50 United States and the District of Columbia, excluding residents of Florida, New York, and Rhode Island, who are 18 years of age or older at the time of entry. Employees, officers, directors, contractors, and immediate family members of the Sponsor or related entities are not eligible. The Promotion is subject to all applicable federal, state, and local laws and regulations.

3. Promotion Period

The Promotion begins at [start date/time] and ends at [end date/time] (“Promotion Period”). All entries must be received by the end of the Promotion Period to be eligible.

4. How to Enter

a. Paid Entry

Purchase one or more sweepstakes entries (“Tickets”) at [insert property ticket purchase page] during the Promotion Period. Ticket pricing, including any bundle discounts, will be displayed at the time of purchase.

b. Alternate Method of Entry (AMOE) – No Purchase Necessary

To enter without purchase, mail a legibly handwritten 3”x5” card with your full name, phone number, and email address to:

Mail-in entries must be postmarked by [postmark date] and received by [receipt date]. Each mail-in entry will be worth the same number of entries as a single paid ticket.

c. Equal Odds

All entries, paid or free, have an equal chance of winning.

5. Prize

The prize is a two bedroom townhouse located at 1313 Jackson St, Denver, CO, 80206 with an approximate fair market value (“FMV”) of $700,000. Winner will have the following options:

• Keep the Home – Home deeded to winner at closing; winner responsible for applicable taxes.
• 50% Cash Alternative – Sponsor (or affiliate) takes title and pays winner 50% of FMV in cash. The winner is responsible for applicable taxes.
• Bridge/Refinance – Winner obtains financing to cover taxes/move-in costs while keeping the home.

All prize values are in U.S. dollars. Taxes are the sole responsibility of the winner. Sponsor will issue IRS Form 1099-MISC for the FMV or cash amount.

6. Referral Leaderboard Prizes

In addition to the sweepstakes prize described above, Sponsor may offer promotional referral leaderboard prizes to the top five (5) eligible participants for each campaign.

• Eligibility: Referral leaderboard prizes are subject to the same eligibility requirements as the sweepstakes (including age, residency, and state exclusions).
• How standings are calculated: Leaderboard rank is determined by (i) the total number of tickets a participant purchases during the campaign, plus (ii) the total number of tickets purchased by other users through that participant’s unique referral link. All purchases and referrals are subject to verification by Sponsor.
• Condition of award: Referral leaderboard prizes will be awarded only if the campaign closes successfully and the sweepstakes prize is awarded. If a campaign does not meet its fundraising goal or is otherwise cancelled, no referral leaderboard prizes will be issued.
• Nature of prizes: Referral leaderboard prizes are promotional in nature and separate from the sweepstakes. They do not alter or affect a participant’s chances of winning the sweepstakes prize.
• Tie-breaking: In the event of a tie for a leaderboard position, ranking will be determined in the following order:
  1. Greater number of referral tickets credited to the participant;
  2. Earliest timestamp of first qualifying referral;
  3. If still tied, random drawing among tied participants.
• Prizes: The top five (5) participants will each receive a prize designated by Sponsor, such as gift cards or merchandise, with an approximate retail value (“ARV”) of up to $[insert amount]. Sponsor reserves the right to substitute any prize with one of equal or greater value.
• Fraud & abuse: Sponsor reserves the right to disqualify participants and revoke prizes in cases of fraud, abuse, or manipulation of the referral system, as determined in Sponsor’s sole discretion.

7. Winner Selection & Notification

Winner will be selected in a random drawing conducted by Sponsor or its agent on or about [drawing date] from all eligible entries received. Odds of winning depend on the total number of eligible entries received. Winner will be notified by [email/phone] and must respond within [X] days or prize may be forfeited.

8. Verification

Winner is subject to verification of eligibility, compliance with these Official Rules, and completion of all required documents, including:

• Affidavit of eligibility and liability/publicity release (where legal)
• Government-issued photo ID
• IRS Form W-9

Failure to provide required documents or comply with deadlines will result in disqualification. In such a case, a new draw will occur.

9. Closing Process

For property transfers, standard real estate closing procedures apply. Closing will be conducted through a licensed title/escrow company. Seller will receive their reserve amount, minus the platform fee, from escrow at closing. Sponsor will coordinate prize transfer.

10. General Conditions

Sponsor reserves the right to cancel, suspend, or modify the Promotion if fraud, technical failures, or other factors impair its integrity. Any attempt to deliberately damage or undermine the operation of the Promotion may be a violation of criminal and civil laws.

11. Release & Limitation of Liability

By participating, entrants agree to release and hold harmless Sponsor, affiliates, and their officers, employees, and agents from any and all liability for any claims, damages, or injuries arising from participation or receipt/use of the prize.

12. Disputes

This Promotion is governed by the laws of the State of Delaware, without regard to conflict of law provisions. All disputes will be resolved individually, without resort to class actions, in the state or federal courts located in [jurisdiction].

13. Privacy

Information collected from entrants is subject to Sponsor’s Privacy Policy. Payment information is processed securely by vetted payment providers; Sponsor does not store card data.
